Why Gilroy slabs need more than a paint kit

Gilroy sits at the south end of the Santa Clara Valley, where the afternoon wind pushes up through the gap from the Monterey Bay and the summers still run hot and dry. Many July and August afternoons climb into the 90s, and a garage with the door open in the sun can push a slab surface far past that. A one-part garage paint from a big-box store softens in that heat, lifts under hot tires and starts peeling in sheets by the second summer. We see those failed kits every week.

Then the rain comes. Most of the yearly rain falls between November and March, and much of the town sits on heavy clay that swells when wet and shrinks when dry. That movement opens hairline cracks and lets ground moisture wick up through older slabs. A real floor system has to handle both seasons: heat and UV in summer, damp concrete and mud in winter.

That is why every job starts with diamond grinding, a moisture reading and crack repair. The coating is the last step, not the first.

What we coat around town

Our work is split between homes and businesses, and each one gets a system matched to how the floor is used.

Garages at home

Most calls are two- and three-car garages. Some want a solid-color epoxy floor, many want a full broadcast flake finish that hides dust, and plenty choose a fast-curing polyaspartic coating so they can park again the next day.

Shops, warehouses and storefronts

The light industrial streets near Highway 101 and the Pacheco Pass corridor are full of contractor shops, food and ag suppliers and small warehouses. For those we install commercial epoxy flooring built for forklifts, pallet jacks and wash-downs, or grind and densify for polished concrete in showrooms and open retail spaces.

Showpiece floors and countertops

For home gyms, game rooms and bars we pour metallic epoxy with a deep, swirled look, and we make epoxy countertops for kitchens, outdoor bars and rentals.

Repairs and outdoor concrete

We fix peeling or chipped coatings, apply penetrating concrete sealers to patios and pool decks, and install slip-resistant driveway coatings that stand up to full sun.

Neighborhoods and the floors we find there

Gilroy has grown in rings, and the concrete changes with each one. Close to downtown and the blocks off Monterey Street you find older homes with single-car garages, narrow slabs and decades of oil, paint and patching. Many of those floors were never sealed at all. They take a coating well once the old contamination is ground out, but they need more prep time, and we price that honestly up front.

Farther west, toward Santa Teresa Boulevard, Eagle Ridge and Glen Loma Ranch, the homes are newer and the garages are bigger. Those slabs are usually sound but were finished with a hard steel trowel, which leaves a slick surface that paint and thin kits cannot grip. Grinding opens that surface so the primer can soak in and hold.

Out on the rural edges and along the roads that lead toward the hills and orchards, we coat barn floors, equipment sheds and detached shops where tractors, side-by-sides and trucks come and go. Those floors see more mud, more fuel and more weight, so we use thicker builds and extra texture.

Heat, sun and the right resin

Standard epoxy is tough and affordable, but it can amber, or yellow, when sunlight hits it day after day. In a garage where the door stays up most afternoons, that matters here. For sun-exposed floors we finish with a UV-stable polyaspartic or urethane topcoat over the epoxy base, so the color stays true. For patios, pool decks and driveways we skip epoxy entirely and use polyaspartic and polyurea systems made for outdoor use.

Heat also changes how we work. Resin sets faster in warm weather, so on summer jobs we start early in the morning, mix smaller batches and keep the slab out of direct sun while we roll. In winter we watch the slab temperature and the dew point, because primer laid on a cold, damp slab will not bond the way it should.

A typical Gilroy job, step by step

  1. Free visit. We measure, test for moisture, look at cracks and old coatings, and talk through colors and finishes.
  2. Written quote. You get one price that lists prep, repairs, each coat and the schedule. No surprise add-ons.
  3. Grinding. Diamond grinders with dust-collecting vacuums open the surface and remove oil, paint and sealer.
  4. Repairs. Cracks, spalls and pitted spots are filled with a fast-setting repair material and ground flush.
  5. Coating. Primer or base coat, flake or color, then a clear topcoat with the grip level you picked.
  6. Cure and walk-through. Most garages are back in use for foot traffic in a day and for cars in one to three days, depending on the system.

Common questions

Will garlic and onion dust from the fields stain a coated floor?

No. A sealed floor does not absorb dust, sap or tannins. It sweeps or hoses off. Bare concrete is what soaks up stains.

Can you coat over my old garage paint?

We grind it off first. Coating over a weak layer only glues your new floor to something that is already failing.

How slippery is a coated floor when it is wet?

We add a fine grit to the topcoat. Tell us if you wash cars or bring in wet dogs and we will add more.

Do you work weekends?

Our phone hours are weekdays, but we can sometimes schedule a business floor on a weekend so you do not have to close.

Picking colors that suit a Gilroy home

A lot of homes here are stucco in tan, cream and warm gray, with tile roofs and dark garage doors. Flake blends in those same earth tones look natural and hide the fine dust that blows in during the dry months. Cooler gray and black blends suit newer homes with white trim and modern lighting. For shops, a solid light gray brightens the room and makes dropped parts easy to spot. We bring large sample boards so you can see them in your own garage light before you choose.

Why people call us

We only do floors. That focus means we own the grinders, the vacuums and the moisture meters, and we know how each resin behaves in a hot valley summer and a wet winter. We give a written warranty, we clean up every day, and we tell you plainly when a floor does not need a coating. Sometimes a good sealer is all a slab needs, and we will say so.

If your garage also holds a freezer, bikes, a workbench or a boat for trips out to the reservoirs, tell us when you call. We plan the move-out and move-back so your garage is only out of service for as long as it has to be.
